Good Morning,
The Convention was a complete success!
I would like to personally thank Bob Mulloy and the Education Committee for really stepping up to the plate and making this the most successful conference in ASHI New England History!
Final numbers will be announced at the next Chapter Membership meeting which is being held on Thursday October 22 at the Lantana in Randolph.
I will also be representing the Chapter at Chapter Leadership Days in Chicago this week and can't wait to brag about this chapter and its members. You will also be seeing some convention pictures in the next ASHI National Reporter. Just remember I have no influence over content here, I did send them quite a few pictures. The New England Chapter and its Leadership really showed a team spirit that shows why we are the founding chapter.

| NH Legislation |
|
The 2010 New Hampshire legislative session will start soon. At this point legislators have filed Legislative Service Requests (LSRs) that tell of their intent to file a bill in this session. These LSRs are very brief in their description. No further information is made public until the actual bill is written and released. At this point if anyone wants to know more about a legislators intent, they have to contact that legislator who is sponsoring the LSR.
There are two LSRs that have been filed that could impact home inspectors conducting inspections in New Hampshire. One is "relative to the licensing of home inspectors" which is sponsored by Stella Scamman, a Republican from Stratham. The other LSR is "requiring the board of home inspectors to adopt certain rules relative to home energy scores for potential home buyers". This is being soponsored by Robin Read, a Democrat from Portsmouth.
In November these bills will be released to the public. |

| ASHI October Membership Meeting |

The next monthly membership meeting and educational program will take place on Thursday, October 22, 2009 at The Lantana in Randolph, MA. The meeting will start with registartion at 4:30 followed by dinner and the membership meeting and educational program. The Board of Direrectors will hold their meeting there at 3:30 and all members are welcome to attend.
The educational program that evening will be "Little Things...Big Problems" led by chapter member Bob O'Connor of Comprehensive Home Inspection Services. Frequently the significant problems that we observe during a home inspection are not the result of some major mistake or omission, but occur because of deficiencies in details. Usually it's not a problem in a single detail or condition but is the result of several things that occurred together. If any one of the conditions is absent, the problem won't occur. As home inspectors, we need to understand how a small deficiency combined with others, certain environmental conditions, and/or the characteristics of various building components can result in problems in buildings. During his presentation, Bob will offer useful knowledge that will help you become better prepared to spot clues that may reveal situations that could be a problem for your clients. You will be able to advise them as to what will need to be done to prevent its development or to deal with an existing problem. He will make use of multiple scenarios from his own inspections to demonstrate how one manifestation of a problem can unlock an entire series of smaller deficiencies that can escalate into larger issues for the homeowner

Massachusetts home sales rose for the second consecutive month, climbing 2 percent in August year-over-year, but condominium sales continued to slump, according to a new report from The Warren Group.
"This is a modest increase in single-family home sales but the fact that sales have improved for two months straight after declining steadily for the first half of the year, is a hopeful sign," said Timothy M. Warren Jr., CEO of The Warren Group, publisher of Banker & Tradesman.
"However, unemployment, mortgage delinquencies and foreclosures remain a challenge to a quick housing recovery."
Single-family home sales totaled 4,480 in August, up from 4,390 in August 2008. Year-to-date home sales fell 5 percent to 25,984 from 27,364 last year. The 2 percent gain in August sales follows an 11 percent increase in July home sales.
Meanwhile, home prices slid. The median selling price for a single-family home dropped 6.2 percent to $302,625 in August from $322,500 during the same month last year. This is the third straight month that median home prices have exceeded $300,000. Berkshire, Dukes and Suffolk counties were the only regions in the state where median home prices jumped in August compared to a year earlier.
Monthly median home prices statewide have tumbled compared to year-ago levels since October 2007 or for 23 consecutive months. So far this year, the median home price is off 10.4 percent from a year ago, falling to $285,000 from $318,000.
"Median home prices are about 21 percent lower than they were four years ago when prices in Massachusetts peaked. The market has a way to go before prices begin to stabilize," Warren added.
Sales of Bay State condominiums slipped 8.3 percent to 2,114 from 2,306 last August. A total of 11,762 condo sales were recorded from January through August, an 18.2 percent decline from 14,371 a year earlier.
The median condo price dipped 6.8 percent to $275,000 from $295,000. The year-to-date median condo price is off 8.2 percent to $257,000 from $280,000.
"The condominium market hasn't experienced any gains in monthly sales for over two years, and condo prices have fallen sharply. But in the last two months, declines in both sales and prices eased a bit," said Warren. |

Frigidaire, a division of Electrolux Home Products Inc., of Augusta, Ga, in cooperation with the CPSC has voluntarily recalled the following product. Consumers should stop using the product immediately unless otherwise instructed. Name of Product: Certain Frigidaire and Kenmore Elite Smoothtop Electric Ranges Units: About 200,000 Hazard: Depending on the model, the surface heating elements can: 1) turn on spontaneously without being switched on; 2) fail to turn off after being switched off; or, 3) heat to different temperatures than selected. This poses a fire and burn hazard to consumers. Incidents/Injuries: Frigidaire has received 126 reports of incidents, including four reports of minor burns and two reports of minor property damage. Description: This recall involves Frigidaire, Frigidaire Gallery, Frigidaire Professional and Kenmore Elite smoothtop electric ranges with rotary knobs and digital displays.
