Good Morning,
The chapter held its annual holiday meeting and awards night on December 17th at The Lantana. It was a time to honor those chapter members who have given so much to the chapter over the course of the year. In recognition the following awards were presented:

At dinner that evening Bill Sutton, Chairman of the Nominating Committee presented the committee report on the chapter election. Those elected for a two year term to expire on December 31, 2011 are:

| NH Legislation |
There are two bills that have been filed in the New Hampshire Legislature for the 2010 Legislative Session that pertain to home inspection.
HB1325 would make changes to the grandfathering provisions for the licensure of persons practicing as home inspectors for at least five years. This bill will have a public hearing on February 4, 2010 at 10:00 am in room #306 at the Legislative Office Building.
HB1471 would require the board of home inspectors to adopt rules developing documents relative to home energy audits and energy efficiency for home buyers and relative to continuing education for home inspectors. A public hearing has been held on this bill and several committee work sessions have been held to discuss this bill. The committee assigned to this bill will be making a recommendation shortly. |

| ASHI January Membership Meeting |

The next monthly membership meeting and educational program will take place on Thursday, January 28, 2010 at The Lantana in Randolph, MA. The meeting will start with registration at 4:30 followed by dinner and the membership meeting and educational program. The Board of Directors will not be holding their meeting this month prior to the event.
Join us for the Chapter's first monthly meeting of 2010 as we welcome Dick Cote, CEO/Executive Director of the Good Life Providers Association for a special presentation on Senior Home Safety - A Plan for a Good Life at Home. His presentation will include an overview of understanding seniors, the aging process and how their homes can better serve them (or can be altered to do so) as they remain in place. His firm specializes in home safety maintenance assessments including of the residence itself and the residents that occupy the structure. He will address how to establish a program for assessing the safety of seniors' homes and identifying elements that need to be repaired to maintain the property's value and safety or modifications and/or appliances that would enhance the quality of life by improving residents access and traversing, by accommodating limited or impaired reach, vision, hearing or cognition. Cote's organization is attempting to find home inspectors or appraisers that specialize in inspecting, appraising or accessing senior residents. With the Baby Boomer segment of the senior population growing rapidly (by 2014, 21% of the NH Seacoast population will be seniors) this type of inspection will be in great demand and may be a new avenue to increase revenues for the home inspection industry.

| December Real Estate Sales |
The Massachusetts Association of REALTORSŪ (MAR) has reported that the number of single-family homes put under agreement in December was up 5 percent over the same time last year, while condominiums were up 26 percent. December marks the sixth straight month that the number of homes put under agreement had increased over the year before.
The tracking of signed purchase and sales agreements (also called "pending sales") provide reliable information about where the real estate market is heading in coming months.
"It is a positive sign to see that pending sales went up each month in the second half of the year as the real estate market is showing signs of improvement," said 2010 MAR President Kevin Sears, broker/co-owner of Sears Real Estate in Springfield. "Now with the extension and expansion of the homebuyer tax credit until April 30, we should see this trend continue over the winter months, a traditionally slower time for home sales."
The number of single-family homes put under agreement in December was up 5 percent compared to the same time last year (2,615 homes in 2008 to 2,743 homes in 2009). On a month-to-month basis, single-family homes put under agreement were down 19 percent from 3,387 homes in November.
The number of condos put under agreement in December was up 26 percent compared to December 2008 (922 units in 2008 to 1,248 units in 2009). On a month-to-month basis, condos put under agreement were down 9.4 percent from 1,379 units in October.
About Pending Sales:
A pending sale or a sale "under agreement" is when the buyer and seller agree on the terms of the sale of a home and have a signed purchase and sale agreement, but have yet to close and be recorded as such. MAR is the only organization which compiles this statewide information from Multiple Listing Services each month. |

Temperature and Pressure Relief Valves for Large Water Heaters Recalled by Watts Regulator Due to Rupture and Burn Hazards
The U.S. Consumer Product Safety Commission, in cooperation with the firm named below, today announced a voluntary recall of the following consumer product. Consumers should stop using recalled products immediately unless otherwise instructed.
Name of Product: One-inch 140X-9 Temperature and Pressure Relief Valves
Units: About 900
Manufacturer: Watts Regulator Co., of North Andover, Mass.
Hazard: The relief valve can fail to reduce pressure and avert failure or rupture of the water heater tank and associated valves, posing rupture and burn hazard to consumers.
Description: This recall involves the one-inch 140X-9 Temperature and Pressure Relief valves, which are typically used in large water heaters for commercial buildings or possibly for large homes. The valves bear item codes 0259844 (75 psi/210°F); 0259924 (100 psi/210°F); 0259708 (150 psi/210°F); 0259925 (125 psi/210°F); and 0259930 (150 psi/210°F). The affected date codes are 0641R through 0930R. The date code is printed after the model number "M15" on a green metal tag fastened to the pressure relief valve.
Sold by: Authorized distributors nationwide from October 2006 through July 2009 for between $250 and $280. The valves were typically sold as replacement parts for large water heaters used in commercial locations or possibly large homes.

Remedy: Consumers should immediately contact Watts Regulator to schedule a free repair.
